Applying for a home loan in 2020?

Purchasing a home also means applying for financing or mortgage. We all know that. However, for the more financially savvy, choosing the right home loan is also a crucial step.

Not all home financing are equal. They all have different benefits. Some may share the same features, but the best ones will suit your own unique financial needs. Buying property can potentially be your biggest investment, so you must select one that provides you with the most gains. Here’s what you need to consider.

Home Ownership Campaign 2020

Now that the pandemic has kept people indoors and certain businesses have closed their shutters for good, the property market seems bleak due to poor consumer affordability and unfavourable property prices.

However, all hopes are not lost as the Home Ownership Campaign (HOC) that was previously introduced in 2019 is now back (!) until May 2021, as part of the Short-Term Economic Recovery Plan (PENJANA) by the Malaysian government.

Dear Valued Customers,
Regarding the Unity Realty’s “U Loyalty Program Grand Draw 2020” event which was scheduled on the 12th December 2020, due to the government had implemented the conditional movement control order in most states of Malaysia from the 9th November to the 6th December 2020, following a rise in Covid-19 cases, our management will make the official announcement of the confirmation on the “U Loyalty Program Grand Draw 2020” event after the above-mentioned date.

Some would still remember the Highland Towers incident, which occurred in 1993. A major landslide caused the collapse of one of the 3-block apartment.

Sadly, only a few people survived this tragic incident.  After that, the residents in the remaining 2 blocks were forced to evacuate by the authority and lost their homes overnight.

The above is merely a case example where residents of destroyed homes decided to bring civil action to recover their losses.

Why millennials must know that loan compression is a scam

The unprecedented nature of the Covid-19 pandemic and its impact on the economy, together with existing market inefficiencies, has created an opportunity for arbitrage for the astute investor. The operative words here being “astute investor”, who is well-informed about the financial and market intricacies of investing in real estate.

This apparent opportunity is currently being peddled to the market at large in the guise of investor clubs and classes by investment “gurus”. In some cases it is being touted as a daring method to leverage oneself out of debt, and there has been a fair number of casualties.

LAD In A Construction Contract

The Liquidated Ascertained Damages (LAD) clause is an important part of a construction contract. It’s designed to cover any predicted losses which might occur as a result of a project overrunning or being delayed.

An important thing to remember is that LAD is not a financial penalty and neither is it implemented as a punishment for a breach of construction contracts.

It’s actually a pre-agreed part of the contract itself between an employer and contractor. Now, it’s fair to say that delays can sometimes occur in construction projects.

Buying a property is exciting. However, it can be stressful too, for those first timers or even regular buyers. Here are some tips as a checklist before purchasing a property:

Waning Singaporean interest in Johor property market

SINGAPOREAN Marcus bought a house in Johor several years ago because of the price-space proposition.

He was getting a lot more space and value for his money.

But there was one factor he wished he thought about more seriously – the daily crawl to Singapore to get into office in time and the return journey home.
